Every year in March, the ACC inspects and lists all homes that require maintenance to insure our homes follow the standards set fourth in the Well Maintained Home Rule (See Governing Documents Rules and Regulations on the definition of "Well Maintained Exterior of Home"). Homeowners should note that if siding is irregular in shape (puffy looking or discolored), chances are it has water damage behind it.
The Board reviews and approves the list of homes at the April HOA meeting and the Management Company sends letters to homeowners that need maintenance. Letters include a description of maintenance required along with a requested completion date. A hearing may be scheducled with the homeowner and Board if maintenance is not completed in a timely manner.
When the home inspection occurs, the ACC is split into groups so that no ACC member inspects the street they live on. This is done to prevent any conflict of interest or favoritism.
